With 38 years of success as an entrepreneurial businessman in Latin America and the United States, real estate developer Claudio Stivelman had the foresight to invest along the Northern coast of Miami-Dade County. In 2002, Stivelman embraced a unique opportunity by purchasing valuable land on Thunder Alley in the heart of Aventura. Stivelman’s portfolio includes desirable addresses including: Artech, a $210-million project designed by Carlos Ott, now viewed as an architectural landmark and Uptown Marina Lofts, the city's first waterfront loft community to include a marina and state of the art technology. Prior to becoming one of the founders of S2 Development, Claudio Stivelman founded Planinvest Inc. and established a joint venture with Coscan Homes to develop Ocean Point Resort and Beach Club on Sunny Isles Beach, a luxurious oceanfront 27-story, 166-unit condo-hotel. This proved to be a great success, and gave Miami its first county-approved condo hotel.
While living in his native country of Brazil, Stivelman established a development and construction company and built more than 15 multi-family residential buildings in Rio’s most luxurious areas.
Established, Stivelman became the President of Brazil’s Consumer Credit Association (ADECIF), lobbying directly with government officials for the industry, and President of the country’s largest and most prominent young businessmen’s association, Grupo De Intercambio Empresarial (G.I.E.).
Stivelman, an American citizen, is an active member of the Brazilian-American Chamber of Commerce of Florida and he is on the board of the Shul of Bal Harbor, and is a member of the Executive Committee and the Board of the Aventura Marketing Council. He was also nominated as an honorary member of the Board of Directors of the Developers and Builders Alliance.
Schmulian joined Stivelman in 2004 in order to coordinate and manage all day to day operations of the $2 Billion business portfolio including properties, investments and companies. After supervising the completion and successful turnover of Uptown Marina Lofts, a $103 million dollar condominium project in Aventura, Florida, Schmulian took the lead to oversee the completion and turnover of the $210 million dollar architectural masterpiece, Artech. Having graduated Cum Laude from the Florida International University College of Law, Schmulian controlled the developer run board-of-directors as its president and was responsible for any and all transactions in the building until a successful turnover early in 2013.
Schmulian was also the point of contact between the developer and the primary lender on the project, ST Residential, a subsidiary of Starwood Capital, and maintains strong relationships with their national executives. In 2010, Schmulian conceptualized and created an income Property Fund with over $1 Billion of purchasing power. Having compiled the prospectus and investment memorandum, Schmulian outlined and developed relationships with lenders, brokers and investment firms in order to insure a steady deal flow and capital structure.
As the lead for many outside negotiations pertaining to the company, Schmulian performs as the sole liaison with most of the company’s legal affiliates and represents the company in many of its legal proceedings and deal structuring. Having received his JD from Florida International University and his BBA from Florida Atlantic University with a focus in finance and entrepreneurship, Schmulian has established a strong network in South Florida in all professional disciplines. Schmulian currently lives with his wife in South Florida and is actively involved with the Aventura Marketing Council's Young Professionals and Phi Alpha Delta Legal Fraternity
